By submitting this application, “you” the applicant agrees to the
following terms-
AUTHORIZATION:
Applicant authorizes the Landlord and Landlord’s agent, at any time before, during, or
after any tenancy, to:
- Obtain a copy of their credit report.
- Obtain a criminal background check related to the applicant
APPLICATION FEE:
A NON-REFUNDABLE application fee is required. The fee is required to
process the application and run
a background check. Once the application is submitted, any attempts to recover back the
application fee through an online
payment provider, electronic payment, or other payment system become successful, we
reserve the right to report the applicant
to a collection agency.
RENTER’S INSURANCE:
For A Place To Live, LLC requires tenants carrying a renter’s insurance while staying in
the properties.
QUESTIONNAIRES:
If any of the following apply to the applicant, please inform the management in writing
- Any waterbeds or any water-filled furniture to be on the Property.
- Anyone who will occupy the property smoke.
- The applicant ever filed for Bankruptcy or lost property in a Foreclosure.
- The applicant ever had ANY credit problems (including outstanding debt (e.g. student
and medical bills), slow-pays, or delinquencies?
- Any co-applicants over the age of 18? Co-applicants over the age of 18 will require
a separate lease application of their own and an application fee.
- The applicant working with a Realtor.
RENT PAYMENT WITH FINANCIAL AID:
- Applicant should upload financial aid award letter, or similar evidence of financial
aid, at the time of submitting this application
for each semester in which they apply. It is agreed and understood that the rent
deferment expires within 30 days after the semester starts
off each fall and spring semester. After such dates, all unpaid amounts are due and
payable. A financial aid deferment program is not
available in the summer.
- Applicant must pay a $500 deposit before occupancy and signing the lease to reserve
the room. When the applicant receives their financial
aid funds, the remaining amount of their rental obligation for the whole semester is
immediately due. Late charges and other collection
procedures will be applied if any amounts owed are not paid when due.
- No deferment is available for security deposit and application fee.
- The applicant hereby requests a deferment of a portion of their rental obligation.
Applicant authorizes for their school/ college/ university
to release information regarding their financial aid, refunds, current balance, and
relevant information per The Family Educational Rights and
Privacy Act of 1974 (FERPA). If the amount of the financial aid award is
insufficient to pay the rental obligation, it is the rental obligation
and responsibility of the applicant irrespective of the amount of financial aid is
received.
ACKNOWLEDGMENT & REPRESENTATION:
- Submitting this application indicates that the applicant has had the opportunity to
review Landlord’s selection
criteria may include factors such as criminal history, credit history, current
income, and rental history.
- Applicant understands that providing inaccurate or incomplete information is grounds
for rejection of this application and forfeiture of
any application fee and may be grounds to declare Applicant in breach of any lease
the Applicant may sign.
- Applicant represents that the statements in this application are true and complete.
FOR A PLACE TO LIVE do business per the federal Fair Housing Laws. The law makes illegal
any discrimination in the sale, lease, or rental of housing,
or making housing otherwise unavailable, because of race, color, religion, sex,
handicap, familial status, or national origin.
